Barrhead homes plan set to be approved

Major plans to build more than 80 homes in Barrhead are set to be approved.

East Renfrewshire planning chiefs have recommended councillors back the proposal for land at the junction of Blackbyres Road and Grahamston Road.

It would see 84 houses built on a currently disused site, which lies to the south of land currently being converted into 96 homes by the same developer, Bellway Homes Ltd.

No objections to the application have been received by East Renfrewshire Council’s planning team.

The council’s planning committee will meet today (Wednesday) to decide on the proposal.

“The site is considered to be an urban brownfield site as there has been previous development on the site,” a planning report states.

“It has been disused for a number of decades and in its current condition it has little amenity value.”

Bellway Homes Ltd’s scheme would be made up of two, three and four bedroom homes, with a mix of detached, semi-detached and terraced housing.

Car parking spaces for up to 35 visitors would also be included. Vehicular access is expected to come from Blackbyres Road and from the applicant’s other residential development.

The planning report also reveals ten affordable houses will be included in the development, with the applicant agreeing to pay a “sum for the remaining eleven unit requirement”.

“The applicant has agreed to the payment of a development contribution towards education; community facilities; parks and open space; green network and access; and roads and transportation.”

In recommending the application for approval, the report states: “It is acknowledged that the proposed development is a departure from the development plan being land not solely identified for residential development.

“Having considered the proposal against Scottish Planning Policy and the relevant policies of the development plan, it accords with some and not with others.

“The proposal however involves the re-development of what is considered to be an urban brownfield site and strongly accords with the sequential approach to site selection and in turn would be considered a sustainable location.

“The proposed development does not result in the development of a greenfield site or a site outwith the existing urban boundary.

“It is considered that this is an acceptable development at this location.”
