Property prices on the up again in East Dunbartonshire

House prices increased by 2.6% – more than the average for Scotland – in East Dunbartonshire in November, new figures show.

The boost contributes to the longer-term trend, which has seen property prices in the area achieve 7.6% annual growth.

The average East Dunbartonshire house price in November was £228,286, Land Registry figures show – a 2.6% increase on October.

Over the month, the picture was better than that across Scotland, where prices increased 0.9%, and East Dunbartonshire outperformed the 1.2% rise for the UK as a whole.

Over the last year, the average sale price of property in East Dunbartonshire rose by £16,000 – putting the area 11th among Scotland’s 32 local authorities for annual growth.

The best annual growth in the region was in East Ayrshire, where property prices increased on average by 15.6%, to £110,000. At the other end of the scale, properties in Aberdeen lost 3.4% of their value, giving an average price of £141,000.

Owners of detached houses saw the biggest improvement in property prices in East Dunbartonshire in November – they increased 3%, to £398,169 on average. Over the last year, prices rose by 8.6%.

Among other types of property: Semi-detached: up 2.4% monthly; up 8.5% annually; £238,770 average; Terraced: up 2.5% monthly; up 8.3% annually; £171,536 average; Flats: up 2.4% monthly; up 5% annually; £125,982 average.

First-time buyers in East Dunbartonshire spent an average of £170,000 on their property – £11,000 more than a year ago, and £34,000 more than in October 2015.

By comparison, former owner-occupiers paid £271,000 on average in November – 59.5% more than first-time buyers.

Buyers paid 37.8% more than the average price in Scotland (£166,000) in November for a property in East Dunbartonshire.

Across Scotland, property prices are lower than those across the UK, where the average cost £250,000.
